Looking for a home to rent?

We know everyone has different needs, and that’s why we offer our customers a few different ways to rent, including Market Rent, Intermediate Rent and Rent to Buy.


Market Rent

Can I apply?

Yes, anyone can apply for Market Rent, subject to a credit check and satisfactory references. Homes are then allocated on a first-come, first-served basis.

How much will it cost?

You'll need to pay a holding deposit equal to one week's rent to secure the property while we do our referencing checks. Referencing will be carried out by Let Alliance and will include a credit check, employment reference and landlord reference.

You’ll also have to pay a security deposit, which is equal to five weeks' rent, the day before you receive the keys to your new home. The amount of the holding deposit that you've paid will be taken off the security deposit.

Your monthly rent will be paid in advance by direct debit on the 1st of each month, and we’ll inform you of the exact cost depending on the date you move in.

Who carries out any repairs?

This is set out in the tenancy agreement and as your landlord, we’ll look after most of the repairs to your new home. You can report these to us by logging into the portal, calling or emailing us.

Choosing your new home

We have a range of homes to suit every lifestyle, and we’ll give you everything you need to make an informed decision about renting your new home. This will cover the cost to rent, the deposit needed, key features, minimum income requirements, and a draft tenancy agreement.

Please make sure you understand all of the information you receive relating to your new home, and please do ask any questions you may have before deciding which home to rent.

Renting your new home

Once you’ve chosen your new home, we’ll make sure we keep you involved and up to date throughout the process.

We’ll explain how we’ll protect your security deposit. At this point, you’ll also need to organise and agree a moving date with us and have the necessary funds. This includes payment of your first month's rent and security deposit in advance, which will be due on the last working day before you move in.

We’re committed to ensuring our tenancy agreement is clear and fair.

Preparing for your move

To help prepare for your move, we’ll update you on your tenancy start date, the rent and security deposit due. Once you have successfully passed our referencing process, we’ll arrange a time for a sign-up appointment by phone to run through where to sign the tenancy documents that we will send to you by email via DocuSign, which is a secure method used to sign documents electronically.

We’ll also help you understand all the necessary steps when it comes to moving, and can provide you with information about connection to utilities and information about your property.

Please keep us informed of any changes in your circumstances which might affect the process of renting and moving into your new home.

Welcome to your new home

When it comes to your moving in day, we’ll send you a code for a key safe so that you can access the keys to the property.

We'll carry out an inventory before you move in, and we'll send a copy of this to you. This will also include details of your meter readings and locations so that you can give these to the utility companies. You'll be responsible for paying all utility billls and you'll need to set up the necessary accounts in your name.

Intermediate Rent and Rent to Buy

What's the difference?

Intermediate Rent

This is discounted rent, with monthly costs charged at 20% less than Market Rent. Usually, these homes are re-let properties. By benefiting from a discounted rent, you're expected to save towards buying a home in the future and will need to meet the eligibility criteria as set out below.

Rent to Buy

Just like Intermediate Rent, monthly costs are charged at 20% less than market rent, meaning you can start saving towards a deposit to hopefully buy the home you're renting*.

*Please note, we won't be able to sell any Rent to Buy property if the market value is below the value at the time of initial let.

Can I apply?

You may be eligible for Rent to Buy and Intermediate Rent if you have a household income of less than £80,000 and are not currently a homeowner. 

The scheme is available to anyone, as long as you meet the eligibility and affordability criteria.

Serving MOD personnel, some ex-MOD personnel and bereaved partners will have priority to rent with the scheme. This means this priority group will have an opportunity to reserve a home first, however all Rent to Buy and Intermediate Rent homes are offered on a first-come, first-served basis, unless stated otherwise.

An affordability test will be used to check you can afford the monthly rental payments, whilst taking into consideration living costs such as utility bills and other expenditures.

You must also demonstrate the ability to save towards a deposit whilst benefitting from a lower monthly rent, enabling you to buy a share in the home later if you are renting on a Rent to Buy basis, or enter into home ownership with another property later on.

What homes are available to rent?

Most of our rental homes are one and two bedroom apartments or houses. However, we sometimes have three bedroom homes to rent as well.

We have a range of homes to suit everyone’s lifestyle, these are offered on a first-come, first-served basis unless stated otherwise.

For some homes, a local authority (council) may state that a rental property must be let to people with a local connection to the area. This means that some homes will still be prioritised for both MOD personnel and local people before offering it to an applicant that has no connection (for example, living and/or working within that local authority area). If this is the case, we’ll mention this on our website listings and all other marketing. But, if you’re unsure, please do get in touch with us to check.
